We have our clients best interest at heart; from ensuring a smooth and efficient process to getting the best possible price. We provide support through management of the legal process and even offer recommendations on mortgage advisers and lawyers if you need them.
At Oak Estate we recognise that each stage can be quite intense so below is a general guide of the process;
1. Property valuation
Our Sales Team will visit and value your property. We will give you a realistic and honest valuation of your property. We will consider both internal and external market research to find the most suitable marketing strategy for your property.
2. Important Details, floor plans, EPC and photos
To be able to receive the maximum price upon the sale then the property must be in immaculate condition. Inside and outside of the property is equally important. You must decide whether you would like to take photos with furniture or as a blank canvas. Our Sales Team are more than qualified to take professional photos of your property. Our team will also arrange for an energy assessor to produce an Energy Performance Certificate (legally required to market property) and our in-house Architectural team will produce a floorplan.
3. Finding a buyer
To reduce the chances of a sale falling through, we will ensure any potential buyers have the finances in place before an offer is placed.
4. You MUST have a Solicitor
Your solicitor with advice you about the legal contract and conducts the transaction on your behalf.
